Martindale Visitor Parking Case Study

Martindale is a 20+ unit residential complex on the Sydney Harbour foreshore in Cremorne. Its five visitor parking bays sit outside the building’s main secure parking gate, leaving them exposed to unauthorised public parking.

VPS installed automated bollards across all five visitor bays in June 2024, giving residents controlled access while allowing the building’s off-site manager to remotely monitor visitor parking activity.

The Visitor Parking Challenge

Martindale’s location created a persistent visitor parking problem. Because the five visitor bays are located outside the building’s main secure parking gate, members of the public could access them without entering the property.

The problem became particularly noticeable during major Sydney Harbour events, including New Year’s Eve fireworks, when visitors to the foreshore would occupy bays intended for genuine visitors to the building.

For a 20+ unit complex with only five visitor bays, losing even one or two spaces to unauthorised vehicles had a significant impact on availability.

The VPS Solution

VPS installed automated bollards across all five visitor parking bays in June 2024.

Residents can make approved visitor bookings through the VPS platform, while the physical bollards prevent unauthorised vehicles from simply taking an available space.

Because Martindale is managed by an off-site building manager, the VPS platform also provides remote visibility over bookings and bay activity without requiring someone to be physically present at the building.

Across the period shown, average daily visitor parking capacity used was approximately 11%. Most days recorded little or no visitor bay activity, with only occasional spikes in demand. This gave Martindale clear visibility of its actual visitor parking requirements once unauthorised public parking had been brought under control.

Since VPS was installed, Martindale’s previous problem with members of the public occupying the visitor bays has effectively disappeared.

Residents now have greater confidence that visitor parking will be available for genuine guests, while the off-site building manager can remotely monitor bookings and parking activity without needing to be physically present at the property.

A Practical Strata Approval Pathway

Martindale also provides a useful example of how an Owners Corporation can approve a visitor parking control project.

At its AGM, the Owners Corporation specially resolved to approve installation of a bollard system within the visitor parking area and delegated the final decision on scope and contractor to the strata committee.

The AGM minutes confirm that the special resolution was carried and that the committee was then authorised to finalise the scope and contractor.

Approval requirements can vary between strata schemes and jurisdictions. Committees should obtain appropriate strata or legal advice where required.
