MODA Visitor Parking Case Study
MODA is a 218-unit residential complex with 44 visitor parking bays plus one wash bay. Before VPS was installed in August 2024, the visitor parking area was reported to be around 95% occupied day and night, with many of the spaces being used as overflow parking by residents.
VPS introduced controlled resident bookings, automated bollards and real-time monitoring to return the visitor bays to their intended purpose and give Building Management greater control over the parking area.

The Visitor Parking Challenge
Before VPS was introduced, MODA’s visitor parking area was reported to be around 95% occupied both day and night. A significant part of the problem was residents using visitor bays as overflow parking rather than leaving them available for genuine visitors.
With 44 visitor bays servicing a 218-unit complex, that level of constant occupation created a major availability problem and made it difficult for Building Management to distinguish genuine visitor use from ongoing resident misuse.
VPS installed automated bollards across MODA’s 44 visitor parking bays, with the wash bay also incorporated into the overall parking management setup.
Residents book genuine visitors through the VPS platform, while the bollards physically protect the bays from casual misuse. Building Management can monitor bookings, actual bay activity and repeated non-compliant behaviour through the system rather than relying on manual observation alone.
A key part of the rollout was strong communication with residents before and after installation, helping establish the new parking rules and drive compliance across the building.
The VPS Solution
The change at MODA was dramatic. Before VPS, the 44 visitor bays were reported to be around 95% occupied day and night. Once the system was fully operational, the Committee Chair reported no more than four vehicles using the visitor parking area at any one time during the day, and only two at night.
Residents even began asking, “Where have all the cars gone?” — with the answer being that many had returned to their apartments’ allocated parking spaces.
The result was a substantial increase in genuine visitor parking availability and far greater control for Building Management and the Owners Corporation.

Across the period shown, average daily visitor parking capacity used was approximately 7%, with peak daily demand reaching 40%.
This is a significant contrast to the conditions reported before VPS was installed, when the visitor parking area was regularly around 95% occupied. The data indicates that once resident misuse was brought under control, genuine visitor demand was substantially lower and visitor parking became consistently available for its intended purpose.
